The Northfield Campus consists of four buildings (A, B, C, and D) and utilizes the character of the existing natural site to create a unique and unifying identity for BlackBerry. The goal was to make the campus attractive for 6,000 new and relocated staff, as well as an amenity for the surrounding community and visitors. It also allowed adequate flexibility in design and site planning for BlackBerry to meet their specific needs and express their identity.


Site challenges included limited road access capability, a hydro line corridor bisecting the site, interference of existing site services and unknown future edge context.

The campus was divided into three distinct lots through the introduction of a new intersection, an access road, and a transverse road dividing the front of the site from the rear. This primary road network created sites appropriate for BlackBerry’s office development needs; lots suitable for four to six-storey office buildings of 125,000 to 175,000 sq. ft. with parking for 3.5 to 4.0 cars per 1,000 sq. ft. of floor area.


Site amenities include extensive landscaped buffers between building sites and major roads, between parking areas and buildings, as well as separate pedestrian and vehicle networks. Building materials have been limited to glazed curtain wall, pre-cast concrete and dark brick to create a distinctive language for BlackBerry and the campus.


Many sustainable design features have been integrated into the campus buildings such as green and high reflectance roofing, bicycle storage, changing rooms, energy use reduction and optimization, as well as water use reduction strategies. All four buildings on the campus are LEED® Silver certified.
